Before/after turnover photos, GPS, branded PDF and WhatsApp share for short-let cleaners and Airbnb hosts. UK pricing in GBP. Solo and Team tiers.
How It Works
Start the turnover
Tap the property, GPS pins your location at job start, the room checklist for that property template loads automatically.
Before & after photos
Two big buttons. Photos auto-timestamped and GPS-tagged in metadata, paired by room, voice notes for anything you flag.
Send the report
One tap generates the branded PDF and WhatsApp-ready strip, with your payment link and QR. Host approves next check-in.
TurnSnap in Action
Built Around the Turnover, Not Generic Cleaning
Turnover Photo + Checklist
Before/after pairs per room with auto-timestamp + GPS in metadata. Property templates load the right rooms for studios, 1-bed, 2-bed, houses.
Multi-Property
Manage every short-let in one app — nickname, address, host contact, payout per turnover, restock checklist, lockbox code stored encrypted.
Voice Notes
Tap to dictate while your hands are wet — sealant flaking in bathroom, wine spill on rug. Each note timestamped and append-only.
Airbnb iCal Sync
Paste your Airbnb, Booking.com or Vrbo iCal URL and TurnSnap auto-creates a turnover job for each checkout. Stops you double-booking the morning.
Branded PDF to Owner
Cover page with your logo, GPS-match badge, before/after grid, notes, payment link with QR. Send to the host before they ask.
Team Workspace
Invite up to 5 workers by 6-character code — no admin console. Team tier billing covers everyone, jobs assignable per worker.
Worker Assignment
Assign turnovers to a specific cleaner on the crew. They see only their jobs on Today; you see the whole portfolio.
Offline First
Capture, note, mark complete, generate the PDF — all works in airplane mode. Syncs to cloud backup when signal returns.

Common Questions
Frequently Asked Questions
What is a turnover and why do Airbnb cleaners need a separate app?
A turnover is the short-let cleaning window between one guest checking out and the next checking in — usually a 3 to 5 hour squeeze where you strip beds, photograph every room, restock consumables, and report back to the host before the next guest arrives. Generic cleaning checklist apps were built for weekly domestic cleans; they have no concept of a property nickname, host contact, payout per turnover, or the before/after photo proof that Airbnb and Booking.com hosts now demand. TurnSnap is built around the turnover unit — one job, one property, one host, one branded report — so you can finish the photos and send the proof in a single tap.
Does TurnSnap sync with my Airbnb calendar?
Yes. Paste your Airbnb iCal feed URL (Airbnb host dashboard → Calendar → Availability → Export Calendar) into the property settings and TurnSnap reads checkout dates and auto-creates a turnover job for each one. Booking.com, Vrbo and any other channel that exposes an iCal URL work the same way. You see your upcoming turnovers on the Today tab without manually entering each booking, and recurring jobs stop colliding when guests cancel or extend.
How is the branded PDF report different from sending photos in WhatsApp?
A camera roll dump is twenty unlabelled JPEGs the host has to sort through. TurnSnap's PDF is a cover page with your business name, your logo, the property nickname, the turnover date, a GPS pin showing you were at the address, a before/after grid with room labels, your notes, and a payment link with a QR code if you choose. Hosts approve next-guest check-in faster because everything they need is on one document, and you have an archive that defends against a damage claim weeks later.
What is the difference between Solo and Team?
Solo is for one cleaner-operator who works alone or sub-contracts informally — unlimited photos, branded PDF, cloud backup, WhatsApp share, payment link on the report, Airbnb iCal sync, voice notes. Team adds a shared workspace, invite-by-code joining (no email invites, no admin console — share a 6-character code), worker assignment per job, and a single billing account that covers up to five workers. Team is for portfolio hosts running a small in-house crew or cleaning companies covering several hosts' properties.
Will photos protect me from guest damage claims?
Photos reduce dispute risk — they do not remove it. The before/after pair shows the room in a known state at a known time at a known location, which is what most hosts and Airbnb's Host Damage Protection case workers want to see. TurnSnap timestamps and GPS-stamps photos in metadata and shows a GPS-match badge on the PDF when the device location at job start matches the stored property coordinates. We do not certify property condition and we do not preserve a cryptographic chain of custody, so the report is documentation, not forensic evidence. Read the Liability Scope page in Settings before you rely on a report in a formal claim.
Does TurnSnap work offline at properties with bad signal?
Yes. Everything is offline first. Capture photos, write notes, mark a job complete, generate the PDF — all of it works with the phone in airplane mode. When signal returns the app syncs to your Firebase backup in the background. Basement flats, country cottages, basement-floor Airbnbs with two bars of 4G — none of that matters. You finish the turnover, the report is on your phone, you share it whenever signal is back.
What does GDPR look like for a UK cleaner using TurnSnap?
Photos of a property are arguably personal data once the property and host are identifiable. TurnSnap stores data in EU-west Firestore and Storage regions, defaults the EXIF GPS strip on cloud upload to ON, offers a full export to JSON, and processes a delete-account request within 30 days. A standard DPA template is available at clearstackapps.com/dpa for hosts and cleaning companies who need to countersign. We act as a data processor for the cleaner's data and a joint controller for retention defaults — both spelled out on the Liability Scope page in Settings.
Why is TurnSnap a subscription instead of a one-time purchase?
TurnSnap is a working tool tied to your business income — cloud backup, multi-device sync, Airbnb iCal polling, ongoing platform updates against Android version churn, and ongoing GDPR posture on a hosted backend. None of that is free for us to keep running, and a one-time fee would stop working when the running costs caught up with the install base. The 14-day free trial requires no card, Solo is invisible against a single £45 turnover, and you can cancel from the Play Store any time you stop short-letting.

Turnover Photo Proof for UK Short-Let and Airbnb Cleaners
The short-let turnover is a different job to a domestic weekly clean. You arrive at 11am with a 3pm check-in deadline, the previous guest has been gone less than an hour, and the host needs photographic confirmation that the place is presentable before they confirm the next arrival. Generic checklist apps were not designed for that pressure window. TurnSnap is — every screen, every default, every feature is sized to the turnover unit, the property unit, and the host relationship that funds it. This page exists for cleaners and host-operators searching for an Airbnb turnover app that uses UK pricing, talks like a cleaner instead of a marketing deck, and lives inside the same WhatsApp threads the rest of the work already does.
What a Turnover Actually Is
A turnover is the cleaning, restocking and photo-documenting cycle between one short-let booking ending and the next beginning. On Airbnb, Booking.com, Vrbo and direct-booking platforms, hosts increasingly require photo proof of the turnover before they confirm the next guest's check-in code. The reason is operational rather than legal — a host who has been burned once by a cleaner who said "all done" and skipped the bathroom does not skip the proof again. So the cleaner now does the work and documents the work, in the same time slot, in the same property, often alone. TurnSnap puts the documenting on a one-tap path so it stops being a tax on the cleaner's time. Tap BEFORE, tap AFTER, repeat per room, tap Send.
Why Photos Protect Cleaners From Guest Damage Claims
The classic dispute pattern: guest checks out Saturday morning, cleaner does the turnover by midday, next guest arrives at 3pm and reports a damaged bedside table. Whose damage? The cleaner gets blamed because they were the last person on site with no witness. A before/after photo pair from TurnSnap shows the property in a known state at a known location at a known time, with GPS metadata embedded in the JPEG and a GPS-match badge on the PDF cover page when the device location at job start matches the stored property coordinates within fifty metres. That is not forensic evidence, and we are explicit about that throughout the app — but it is enough documentation that an Airbnb Host Damage Protection case worker, an internal property-manager review, or a small-claims pre-action exchange can see clearly which side of the cleaner's window the damage fell on. The phrasing is "reduces dispute risk" not "removes" — TurnSnap is a record-keeping tool, not a court report.
iCal Sync So You Stop Booking the Same Morning Twice
Solo cleaner-operators who service three to eight hosts run into the same problem: every host messages their own checkout dates into WhatsApp on a different day of the week, and the cleaner ends up double-booked or triple-booked on a Saturday morning. Hosts who use Airbnb, Booking.com or Vrbo can expose their property calendar as an iCal URL — that's the same feed the channel managers use to sync availability. Paste that URL into TurnSnap's property settings and the app auto-creates a turnover job for each checkout date. The Today tab shows tomorrow's turnovers in chronological order. If a guest extends, the job moves; if a booking cancels, the job disappears. No manual rebuild. This is the same feature that keeps portfolio hosts paying $80–$200 a month for Turno; TurnSnap puts it inside a £6.99/month Solo plan.
Solo Versus Team — Which One Are You
Solo is the cleaner-operator running their own book. One install, one billing account, all properties under one workspace, no admin overhead. If you sub-contract to friends informally, you stay on Solo and they don't need accounts — you photograph and send. Team kicks in when you have a real crew. Up to five workers join a workspace using a six-character invite code (no email confirmation flow, no admin console — share the code in WhatsApp the way crews already share everything else). Workers see only the jobs assigned to them on their Today tab; the workspace owner sees the whole portfolio. One billing account covers all five workers at £14.99/month or £129/year, which is dramatically less than per-seat pricing on US competitors. Most TurnSnap accounts will be Solo. Team exists because the people running portfolios asked for it specifically.
GDPR and Data Posture for UK Rentals
A photo of a recognisable bedroom inside a recognisable address is arguably personal data under UK GDPR once the property and host are identifiable. TurnSnap treats that seriously. Firebase Firestore and Storage are pinned to the EU-west region. The EXIF GPS strip on cloud upload is defaulted ON, so the photos in your backup don't carry the coordinates even if your local copies do (you can toggle it off if you want full metadata in the cloud copy). Export All Data produces a JSON archive of every job, photo and note. Delete Account purges Firestore, Storage and local Hive within thirty days of the request and we send a confirmation. A standard DPA template is hosted at clearstackapps.com/dpa for any host or cleaning company that needs to countersign. We are clear about our role: data processor for the cleaner's data, joint controller for retention defaults and the EU region decision. The Liability Scope page in Settings spells the whole posture out in plain language.
Why Generic Checklist Apps Fail for Turnovers
The fastest way to feel the mismatch is to try one of them. A generic checklist app asks you to set up a customer, add a job, add line items, and tick them off — built for a weekly domestic clean across thirty households over a six-month contract. None of it maps to a turnover. There is no property nickname, no host contact, no payout per turnover (which is different to the guest cleaning fee the host charges), no recurring-job autofill, no Airbnb iCal feed, no WhatsApp share button, no GPS pin on a PDF, no room template that knows a studio doesn't have a hallway. The closest fit on the UK Play Store is GoAudits, which is a generic audit app priced at £7/month and pitched at multi-site inspectors — close, but not turnover-specific. TurnSnap exists because the closest fit was still a 30% match, and a 30% match means cleaners keep using the camera roll plus a notes app, which is what we actually displace.
Working Offline in Basement Flats and Country Cottages
Short-lets are not always in places with five bars of 5G. Basement flats in Hackney, country cottages in the Lake District, basement-floor Airbnbs everywhere — signal varies wildly across the addresses on a single cleaner's route. TurnSnap is offline-first by design. Every job, every photo, every note is written to a local Hive box on the phone before anything is sent anywhere. Cloud sync happens in the background when signal returns. You can capture a whole turnover in airplane mode, mark the job complete, generate the PDF, and only share it when you walk back outside. The cloud backup is for archive and multi-device sync; it is never on the critical path of finishing a turnover.
End-of-Turn PDF Report to the Host or Owner
The output that makes hosts happy is a one-document summary, not a stream of WhatsApp images. TurnSnap's PDF report is a cover page with your business name, your logo, the property nickname, the property address, the turnover date and time, a GPS pin, a GPS-match badge if the device location at job start matched the stored coordinates, and a disclaimer banner stating the report's evidential scope. Then a before/after grid laid out by room with labels. Then the notes you took, with timestamps. Then a payment link footer with a QR code generated client-side, so the host can settle the cleaner-payout from the same document if they want. On the free trial the PDF is watermarked "Created with TurnSnap"; on Solo or Team it's unwatermarked. You share it via the OS share sheet, WhatsApp, email, or any messaging app — same file, same one-document summary, every time.
